Development in the city of San Diego is on the rise. The increase in guest rooms available and under construction is one of the strong indicators that development is thriving in San Diego. The addition of these guest rooms to the city is warranted by a revitalization of the downtown area. This revitalization has made San Diego a more appealing location that is attracting increasing number of tourists.
The ramifications of increased development can be far reaching in a city. Consider a city such as San Diego that is seeing rapid growth in the hotel industry within the city and the downtown area in particular. What does this say about the economic growth of the city? New hotel development can be an indication that the city is growing economically. Why would this be the case? New hotels are developed to accommodate more travelers to the area. The city of San Diego has worked to revive their downtown area by establishing new businesses and improving the streetscapes. These improvements make the city a more attractive destination for travelers and necessitate an increase in hotels, motels and other temporary lodgings to accommodate the increased tourism.
Development is necessary in conjunction with improvements to a city. City improvements and development share a symbiotic relationship because both benefit from the other. City improvements would not increase the economic development of the city if there are not enough guest rooms to accommodate visitors to the city. Travelers will opt to visit other cities if it will not be convenient for them to stay close to the newly revitalized city. Similarly hotel development is unlikely without city improvements that make San Diego more appealing to travelers. Lenders would be wary about lending money to developers for hotel construction in a particular city if the city is not showing signs that it is on the verge of a booming. Lenders protect their own interests by not loaning money to developers that are not likely to construct profitable hotels. Hotels will not be profitable unless the cities in which they are located are attracting tourists.
Determining whether or not new hotels will be successful can be difficult. The revitalization of a city often leads to increased tourism but forecasting the tourism a few years out is not always easy. Many developers are quick to jump on the band wagon and begin construction of hotels when they see an upturn in the economy of a city. However, it is likely that not all of the new hotels that are constructed will be profitable. There are a number of factors that will contribute to the success of the hotel. Most importantly the number of tourists visiting the city each year will reflect on the success of hotels in the area. If there are not enough tourists to fill the hotels rooms, there may be some developments that are not able to sustain their profitability. When this happens, hotels that are located in less desirable locations, hotels that are not affordable and hotels that do not have desirable amenities may be forced to close.
